Twin Bayous is a 728 acre property located approximately 30 minutes from
downtown Memphis in St. Francis County, Arkansas. Highway 79 adjoins the
property, and Hughes, Arkansas, is approximately 3 miles south (see attached
maps). Two bayous (Fifteen Mile Bayou and Cutoff Bayou) encircle the property and
connect at the western end of Twin Bayous.
Approximately 90% of Twin Bayous is farmland which produces
soybeans, Milo, and wheat. The remaining acreage is a combination of bayous and
timber. Areas adjoining these bayous qualify for a conservation program which
provides additional cash flow and wildlife habitat.
A well, levees, and pipes have been installed which allow the property to hold
additional water during duck season. Once fully developed, Twin Bayous will contain
one of the largest bodies of waterfowl feeding habitat near Mud Lake. A large,
three bay storage building is located on Twin Bayous.
For many years, duck hunting has occurred in the flooded fields of Twin Bayous.
Several prominent duck clubs (including Mud Lake, Wildwood, Mallory Woods, and a
commercial duck hunting operation) either adjoin or are in the immediate
vicinity of Twin Bayous. The St. Francis River and Mississippi River are also in
the immediate flyway of this property.
Farming, conservation programs, and duck hunting provide revenue potential on
Twin Bayous.
